Our Process

As your mortgage broker we compare home loans on your behalf and help you apply for the home loan and any applicable grants. We will personally help you all the way through to settlement, jumping any hurdles for you along the way

We do not work for banks and financial institutions in Australia, we work with them to provide you with a wide selection of choices. As a result you can more easily identify the most affordable home loan for you now, and into the future. Having such choice can also be beneficial if you have a poor credit history, because while your options may be limited when you approach a single lender, with the choices we have as your mortgage broker we can more easily find a solution.

We are also dedicated member’s of the financial services industry and can often organise meetings after hours or in your home, to suit your needs. We do not charge you a fee for our Home/Investment Loan services — we are paid by the lender.

How does a mortgage broker work?

We will first meet with you to discuss your circumstances, including your available savings and income, your credit history, and what you would like to get out of your home loan in terms of features.

Then we use a combination of research and comparison tools to help come up with a home loan or a short list of home loans which you would be suited to.

Because different banks will have different ideas about how much you can borrow on a home loan we can search for banks with lending criteria which will suit your circumstances.

We have a relatively good idea about which lenders are most likely to approve your application. Banks will have slightly varied lending policies, so it’s always a good idea to seek out those banks where you’re most likely to have your financial situation viewed in the most positive light possible.

We will also explain any fees and charges that may apply to your home loan and work out what your repayments would be. This can help you to make a far more informed decision about the options available to you.

Once we have determined which banks are most likely to be suitable for your needs, you’re given a choice of which you prefer. When you’ve made your decision, we will assist you in collating all the relevant supporting documentation you need to submit your application property.

Your application is then written up and submitted to the proposed lender, along with the home loan product you prefer. We will follow through the application process to ensure everything runs smoothly.

Once your application is sent

From time to time, banks may request additional information to further support the application. We will always contact you to request that information, if this is the case.

When your mortgage application has been approved, we will assist you with signing your mortgage documentation. The contracts and other associated documents that arrive with your mortgage papers can sometimes be a little confusing, so it’s always best to discuss them with someone who knows what’s in them. When these have been signed and returned, your solicitor or conveyancer should work with us to effect settlement of your loan.

Throughout this entire process, we will remain in contact with your bank, your conveyancer, your real estate agent (if required), and you at every step of the way.

As your mortgage broker we can also assist you in recommending you to a insurance specialist to help you with any insurance needs that you have.
